One dashboard for the whole search

Where things are up to, what's coming next, and anything waiting on you — you stay across it the whole way.

How a search runs

Five steps from the first conversation to the keys. You can see exactly where yours is up to at any time in your client portal.

  1. 01

    Brief

A free consultation to set the brief: suburbs, budget, must-haves, move-in date, and anything about your situation a managing agent will ask about. We'll tell you honestly what your budget gets you.

  2. 02

    Search

We cover the whole market — the public portals, our own agency's rental book, and properties we hear about through other agencies before they're advertised. New matches land in your shortlist as we find them.

  3. 03

    Inspect

We attend inspections with you, or for you if you're working, interstate or overseas — and send back photos, video and a written note on what the listing doesn't tell you.

  4. 04

    Apply

We prepare your application so it reads as the strongest one in the pile: documents in order, references lined up, and a covering note. Then we follow it up with the managing agent rather than waiting.

  5. 05

    Secure

We negotiate the rent, the lease term and any conditions, check the agreement and the condition report before you sign, and stay with it through to handover.

Common questions

What is a renter's agent?

A renter's agent is a licensed real estate agent engaged by the tenant rather than the landlord. Where a property manager represents the owner's interests, a renter's agent represents yours — searching the whole market, attending inspections on your behalf, preparing and lodging your application, and negotiating the rent and lease terms before you sign.

Common Realty acts as renter's agent across Sydney, with a focus on Chatswood, the Lower and Upper North Shore and the northern suburbs. Our agents are licensed in NSW (licence no. 10035502) and work in English, Cantonese and Mandarin, which makes the service particularly useful to tenants arriving from overseas who need a home secured before they land.

What does a renter's agent cost?

Our Executive package is 3 weeks' rent including GST, or $2,200 including GST — whichever is greater. That covers searching and researching rental homes against your criteria, up to three inspections, and help making your application stand out from the crowd. Additional inspections beyond those three are $165 including GST per property.

A non-refundable commencement deposit of $1,100 including GST is payable before we begin acting on your search, and the balance is payable strictly in advance. The figures are set out in your engagement letter, so you have them in writing before you commit to anything.

Do you only show me Common Realty's own rentals?

No. We search the whole Sydney market — every public portal, other agencies' books and properties not yet advertised. Our own rental listings are a small fraction of what's available, and a renter's agent who only showed you those would not be doing the job.

Can you inspect properties if I'm overseas or interstate?

Yes, and it's one of the most common reasons people engage us. We attend the inspection, send photos and video, and write up what the advertisement leaves out — noise, light, the actual walk to the station, the state of the building. Tenants relocating to Sydney regularly sign a lease before they arrive.

Can we do this in Cantonese or Mandarin?

Yes. Our team works in English, Cantonese and Mandarin, and each agent's profile lists the languages they speak. Inspections, applications and the lease walkthrough can all be handled in Chinese.

How long does a search take?

It depends on your budget, how many suburbs you'll consider and how firm your move-in date is. Rather than quote you an average that means nothing for your search, we'll give you a realistic read at the first consultation — including telling you if your budget and your brief don't currently meet.
